Extra principal on a mortgage is not a personality badge. It is a pin on a long map. The scheduled payment keeps the loan current. A steady amount above that slides the Mortgage Free date closer without changing whether you should have bought the house.
This is for people who already have a quote or a balance, and want to know what an extra $200 (or $500) actually buys in time and interest. You will leave with the difference between P&I, escrow cash leaving, and payoff math. Run your numbers in the mortgage payment calculator.
Rent vs buy asks which housing path fits how long you stay. Extra principal asks a narrower question: given this loan, how far can you move the end pin? Those are different maps. If you are still choosing landlord vs lender, start with Rent vs buy as a projection. This piece assumes the loan is already in the picture.
Example: $320,000 left at 6.5% with thirty years on the schedule. Required principal and interest is about $2,023 a month. Add $450 escrow for taxes and insurance and about $2,473 leaves checking. That cash-out number is what cash flow feels. The amortization line alone understates the hit.
Costs add up
On that $320,000 balance, the first month's interest is about $1,733. Of the $2,023 P&I, only about $289 hits principal. The rest keeps the lender whole for the month. That is normal early in a long loan. It is also why a schedule-only pin sits decades out: most of each early payment is rent on the money you still owe.
Send an extra $200 marked principal and you are not decorating the payment. You are cutting the balance that next month's interest uses. Same scheduled P&I. Smaller pin distance over years of repeats.
Keep the same $2,023 P&I and add $200 to principal every month. In this example the payoff moves from 30 years to about 23 years and 5 months. Interest over the life of the loan drops by roughly $105,000. The house did not change. The pin did.
That surplus is not free. It is cash that cannot also refill runway, kill a 22% card, or fund a goal with a nearer date. High-APR revolving debt usually deserves the first surplus. See The extra $200 for torque on expensive balances. A mortgage pin move is what you do with surplus after those bolts are snug, or when the mortgage is the debt that matters most for your sleep.
Interest over the life of the loan (example)
Flan tracks the mortgage as a liability with rate and escrow, and the payment as an expense marked with interest. Extra principal can sit as its own principal-only line. The Summary page shows a Mortgage Free card: projected payoff date, balance, equity, and payment. That card is the pin. Change the extra and watch the date move on the same timeline as rent, paychecks, and other goals.
Extra principal moves the pin on a loan you already chose. Know P&I, know escrow cash leaving, and price a steady extra as months and interest avoided, not as moral theater.
Still weighing rent against buy? That is the other map: Rent vs buy as a projection. For the calculator that runs your pin math, use the mortgage payment calculator.
